It usually starts the same way. You're standing in the kitchen on a Sunday morning, the rain coming in off the Channel, and you think: this room would be perfect if the wall just went there. What comes back is a long list of names, a few star ratings, and very little sense of who actually understands your home and your town.

Conservation areas and planning: the local detail that catches people out

Here's where local knowledge earns its keep. Penarth is decided by the Vale of Glamorgan, which has 39 conservation areas across the county — and one of them is the urban centre of Penarth itself. That doesn't mean you can't extend or modernise. It means specific permitted development rights are withdrawn, and you need to know which ones before a drawing is commissioned.

Inside a conservation area in Wales: side extensions and multi-storey rear extensions stop being permitted development, and a roof extension or dormer is excluded outright. A single-storey side extension is capped at 3m projection with a 1m setback from the principal elevation. A single-storey rear extension keeps its rights, within the usual 4m limits.
