Trusted Builders in Barry

Barry and Penarth share a planning authority — the Vale of Glamorgan, whose Dock Office is in Barry itself — but they do not share a planning experience, and it is worth being blunt about why. Most of Barry sits outside a conservation area. The permitted development rights that central Penarth loses, Barry keeps.

In practice that means a lot of Barry projects can start sooner and cost less in professional fees than the equivalent job three miles up the coast. A hip-to-gable loft, a side extension on a Romilly semi, a 4m rear extension — on the right house these need no planning application at all. The skill is knowing which house is the right house.

Planning in Barry: where permitted development still goes a long way

Barry’s local planning authority is the Vale of Glamorgan Council at the Dock Office, Barry Docks, CF63 4RT — so the officers are local to the work, which is not true everywhere we build.

Two Welsh limits do most of the deciding on a Barry job. The first is the 50% width rule on side extensions: the widest part of the finished house cannot exceed the widest part of the original by more than half. That sounds generous until you apply it to an interwar semi in Romilly or the Buttrills, which is exactly the housing type where side extensions get proposed. It is usually the rule that sets the width, not the budget.

The second is the loft volume allowance, and Barry has both kinds of house in quantity. A dock-era terrace gets under 40m³. An interwar semi gets under 50m³. Ten cubic metres does not sound like much until it is the difference between a rear dormer that needs no application and one that does.

Single-storey rear extension limits in Wales In Wales a single-storey rear extension may project up to 4 metres beyond the original rear wall and be up to 4 metres high, with no separate allowance for detached houses. One detail worth knowing because it is worth money: the rule that a roof extension must sit at least 20cm back from the eaves does not apply to a hip-to-gable enlargement. On the semis around Romilly, Porthkerry and the Buttrills — where hip-to-gable is the obvious move — that exemption is the reason the job works.

And the same England warning applies here as everywhere in Wales: the 6m and 8m prior approval figures you will find online are not available to you. Wales is a flat 4m.

Do I need planning permission to extend my house in Barry?

Often not. Most of Barry sits outside a conservation area, so the standard Welsh permitted development rights apply: up to 4m beyond the original rear wall, up to 4m high, covering no more than half the land around the original house.

It stops being permitted development if you go deeper, add a storey without leaving 10.5m to the rear boundary, widen the house by more than 50%, or build forward of the front wall. We check the address against the limits before quoting, not after.

Is a loft conversion in Barry permitted development?

Usually, if it stays under the volume allowance — 40m³ on a terrace, 50m³ on a semi or detached — keeps below the highest part of the existing roof, does not break the roof plane at the front, and matches the existing materials. Except for hip-to-gable, it also has to sit 20cm back from the eaves.

My house is an interwar semi — how wide can a side extension be?

The finished house cannot be more than 50% wider than the original house at its widest point. On a typical Barry semi that usually lands somewhere around a single-storey garage-width addition. We measure the original width from the deeds or the earliest available plan, because “original” means as first built, not as you bought it.

Can I extend 6 metres out the back?

No — that is an England rule. Wales has no prior approval route for larger extensions. 4m is the permitted development limit here; beyond it you are making a full planning application, which is perfectly possible but is a different timeline.
