Ask a Question
Do you provide free, no-obligation estimates?

Yes, absolutely. We offer completely free, no-obligation consultations and detailed quotes for all potential projects. We'll visit your property, discuss your vision, and provide a transparent breakdown of costs.

Do you handle planning permission and building regulations?

Yes, our comprehensive service includes managing the entire architectural and planning process. We work closely with local authorities to ensure all drawings and structural calculations are fully compliant and approved before work begins.

How long does a typical home extension take to build?

While timelines vary based on the project's size and complexity, a standard single-story rear extension typically takes between 8 to 12 weeks from breaking ground to the final finishing touches.

Are you fully insured and is your work guaranteed?

Yes. We carry comprehensive public liability insurance for your total peace of mind. Furthermore, as an established local business with 30 years of experience, all our construction work comes with a robust guarantee.

Will I need to move out during the construction work?

In most cases, no. For loft conversions and standard extensions, clients typically remain in their homes. We pride ourselves on maintaining a clean, safe, and respectful site, minimizing disruption to your daily life as much as possible.

Caerphilly Castle and the town beyond
Caerphilly — where we keep our second office, and where the ground has a history.

Trusted Builders in Caerphilly

Caerphilly is our second office, and the projects here look different from the coastal work for two reasons that have nothing to do with taste. The ground has been mined, and a great deal of the town is built on a slope.

Neither is a problem. Both are things you would rather know about in week one than week six. The trouble is that most of what is written online about building on a former coalfield is written for developers, not homeowners, and it frightens people into paying for reports they do not need while missing the one approval that actually has a lead time.

Building on the old coalfield: what you actually need

Caerphilly’s planning authority is Caerphilly County Borough Council, which has 16 conservation areas across the borough; its Conservation & Design Officer is on 01495 235235.

Now the part worth reading twice. Much of the borough sits in what is called a Development High Risk Area on the coalfield. For most planning applications there, a Coal Mining Risk Assessment has to be submitted. Householder development is exempt. A house extension, a loft conversion, a garage — these are exempt by type of application, high risk area or not. If someone has told you your extension needs a mining risk assessment, they are reading developer guidance.

What is real is a separate thing entirely. If the ground works would disturb coal seams, abandoned workings or a mine entry — piling, deep trenching, drilling, grouting — that needs a permit from the Mining Remediation Authority (the renamed Coal Authority), and a standard application takes 20 or more working days. That is a real month, and it belongs in the programme at the start. It is the single most common reason a Caerphilly build slips, and it is entirely avoidable.

What a homeowner on the old coalfield actually needs Householder development such as a house extension is exempt from the Coal Mining Risk Assessment requirement, even inside a Development High Risk Area. A separate permit from the Mining Remediation Authority, formerly the Coal Authority, is required only where ground works would disturb coal seams, abandoned workings or mine entries, and takes 20 or more working days. Extending on the old coalfield: what you need, and what you don’t Your home is in a Development High Risk Area Is it householder development — an extension, a loft? yes No Coal Mining Risk Assessment needed householder applications are exempt by type A SEPARATE QUESTION Will the ground works disturb workings, seams or a mine entry? yes — piling, drilling, grouting Mining Remediation Authority permit required standard applications take 20+ working days — build it into the programme, not the panic The Coal Authority was renamed the Mining Remediation Authority. Most trade sites still use the old name. Sources: GOV.UK planning applications and Coal Mining Risk Assessments; GOV.UK permits to deal with coal or coal mines.

Two different questions get muddled constantly. Planning does not ask a homeowner for a mining risk assessment. The permit is about physically disturbing old workings, and it is the one with a lead time worth planning around.

Single-storey rear extension limits in Wales In Wales a single-storey rear extension may project up to 4 metres beyond the original rear wall and be up to 4 metres high, with no separate allowance for detached houses. England's Larger Home Extension prior-approval scheme, which permits 6 metres on an attached house and 8 metres on a detached one, does not apply in Wales. How far a single-storey rear extension can go — in Wales existing house original rear wall 4m +2m 4m max height England only The 6m / 8m “Larger Home Extension” prior-approval route does not exist in Wales. permitted development in Wales needs full planning permission here

Wales applies one 4m limit to every house type. There is no detached-house allowance and no prior-approval route to 6m or 8m — those are England’s rules. Source: gov.wales, “Planning permission: extensions”.

The slope matters too, and in a way that is easy to underestimate from a photograph. Level changes across a plot drive retaining structures, drainage runs and access, and those are foundation-stage decisions, not finishing-stage ones. A flat-site quote applied to a hillside plot is not a quote, it is an opening bid.

The ordinary Welsh limits still apply on top of all of it: 4m for a single-storey rear extension, 4m high, and no 6m prior approval route — that is England only.

Caerphilly Builders — Your Questions Answered

Do I need a Coal Mining Risk Assessment for my extension in Caerphilly?

No. Householder development — extensions, loft conversions and the like — is exempt by type of application from the Coal Mining Risk Assessment requirement, even inside a Development High Risk Area. The requirement applies to most other planning applications, which is why so much of the guidance online reads as though it applies to everyone.

So is there anything mining-related I do need?

Possibly, and it is a different thing. A permit from the Mining Remediation Authority — the renamed Coal Authority — is required where works would enter or disturb coal seams, abandoned workings or a mine entry. That covers piling, drilling, deep trenching and grouting. A standard application takes 20 or more working days, so if your foundations are likely to go that way it needs to be in the programme from the beginning rather than discovered mid-dig.

My plot slopes. Does that make an extension much more expensive?

It makes it a different job rather than automatically a dearer one, but it does move cost towards the parts you cannot see — retaining, drainage and access. What we will not do is quote a hillside plot off a flat-site assumption and adjust later. We would rather price the ground properly at the start.

Are you actually based in Caerphilly?

We run a second office in Caerphilly alongside our Penarth head office, so the borough is covered directly rather than as an outlying area.

Which areas around Caerphilly do you cover?

Caerphilly town, Penyrheol, Trecenydd, Llanbradach, Bedwas, Trethomas, Machen, Senghenydd, Abertridwr, Ystrad Mynach and Nelson.
